So, what now for the property market in this area as we head out of dark and dismal January and into sunny well, less dark, February?
As mentioned in a previous post, interest rates have just been increased by The Bank of England to 4%, but this had been widely anticipated.
We believe there is always an active housing market and 2023 will be no exception. Lives ebb and flow and people's needs change so there will always be buyers and sellers.
However, we should not pretend that it will be as busy as the previous couple of years. Sellers are well advised to be a little more realistic on values and (if possible) focus on the price of their next property rather than be too fixated on the value of their current property. We all love the homes we are in (that's why we bought them) and because of that the majority us believe that surely we can sell them in an instant to the first person that looks. If only…
Sellers should want to utilise all the tools that are available to them; from strong Internet marketing with adverts on as many of the leading property portals as possible, to clear crisp photographs of their property, to a striking office presence and window display that prominently advertises their property. Videos, drone photography, social media etc. etc. are all available to help in casting the marketing net.
Accompanied viewings and clear concise and experienced advice should be standard as should regular and informative updates on the progression of the sale when a buyer has been found.
